Everything you need to know before signing a commercial gritting contract in Yorkshire — contract types, pricing, what's included, red flags, and the right questions to ask.
If you're responsible for a commercial site in Yorkshire or Greater Manchester, this guide covers everything you need to make an informed decision when procuring a winter maintenance contract — from understanding pricing structures to the red flags that indicate a contractor who will let you down when you need them most.
The Three Main Contract Types
Seasonal Fixed-Price Contracts
You pay one fee for the full winter season — typically October to April — covering an agreed number of visits or unlimited visits, depending on the contract. This is the most common structure for commercial sites because it provides budget certainty and aligns the contractor's incentives with proactive service.
Per-Visit Contracts
You pay a fixed price per treatment visit. Lower upfront commitment, but cost is unpredictable. In a severe winter, costs can significantly exceed a seasonal contract. Appropriate for smaller sites with lower risk profiles.
Ad-Hoc Reactive Callouts
No standing arrangement — you call when you need gritting. This is the highest risk option. Established contractors with full books will not be available during peak demand periods, and those who are available will charge premium callout rates.
Never rely on ad-hoc callouts as your primary winter maintenance strategy for a commercial site. The contractors who can always accommodate last-minute requests in January are rarely the ones with GPS tracking, proof-of-service documentation and adequate insurance.
What a Good Contract Includes
- Defined treatment areas mapped to your site — not a generic description
- Explicit trigger thresholds based on Met Office forecast temperatures
- SLA response times for both pre-treatment and reactive visits
- GPS-tracked vehicles and digital proof-of-service reports
- Public liability insurance confirmation (minimum £5m)
- Salt supply guarantee — confirmation of strategic stock holdings
- Escalation protocol for severe weather warnings
- Named contact and out-of-hours emergency number
- Clear invoicing with visit-level detail
Red Flags to Watch For
- No GPS tracking or inability to provide visit evidence on request
- Vague trigger language ("when required", "as needed", "when icy")
- No public liability certificate available
- No salt stock guarantee — reliant on spot buying during peak demand
- Unable to provide references from comparable sites
- Pricing that is significantly below the market — usually indicates cut corners on insurance, tracking or staffing
- No written contract — verbal agreements provide no liability protection
Understanding Yorkshire's Winter Profile
West Yorkshire's elevation and topography create significant variation in winter severity across relatively short distances. Areas like the M62 corridor, elevated sites above 200m, and locations in the Pennine uplands experience materially more gritting events per season than lowland urban sites in Leeds or Bradford city centres.
- Calderdale, Kirklees uplands and areas above the M62: typically 40–55 gritting events per season
- Bradford and Leeds city centres: typically 25–35 events per season
- Greater Manchester sites (Rochdale, Oldham, Bolton): similar to upper Yorkshire ranges
- Sowerby Bridge, Ripponden, Holmfirth: among the highest event rates in the region
Pro Tip
If you are procuring a fixed-price contract for an elevated Yorkshire site, ensure the contractor has local operational experience and understands the micro-climate variations. A contractor based in Leeds serving a Holmfirth industrial estate for the first time may significantly underprice the contract — and underdeliver when the season is harder than expected.
West Yorkshire Gritting Co are based in Ripponden and have operated across the region for over 30 years. We offer free site surveys, transparent seasonal pricing and full GPS documentation on every contract. Request a quote today.
